When it comes to choosing an agent, we each have different priorities. Sometimes you don’t know what you need until you start the process. We would argue that regular contact and quick responses should be top of your list when looking, and here’s why…

Let’s pose an example situation:

You invite some agents round to value your home. One comes round talking a big game, they’re part of a big chain, they deal with a lot of homes in the area, and they are making promises left and right. You choose them as your agent.

They send round staff to do some photos and your home appears on Rightmove, and you hear nothing.

Two weeks go by, three... Finally, they call with a viewing. But you’ve never seen the agent who’s showing the home and they don’t seem to know anything about your property. No one puts in an offer.
The weeks creep by. You call the office, they say the person you dealt with is out valuing properties, but you’ll get call back. No call back, or maybe one a few days later saying you need to reduce your asking price.

You lower your price because you don’t know what else to do. More time goes by. Eventually someone puts in a lowball offer and you accept out of desperation. The progress is slow because your agent won’t answer, and you feel like the lowest priority.

Quick responses move things along faster – There’s nothing worse than finding the home of your dreams but your own sale is dragging. It can feel like a clock ticking away on your life. Keeping things moving in a chain makes everyone happy, and quick responses are the way to do that.
