Is a London flat a good buy? There is no single answer for every buyer. The property’s condition, the costs attached to it and what someone needs from their next move all matter. At the time of recording, our local perspective was that buyer appetite for flats was lower in the areas we serve, while there could also be opportunities for people prepared to take on a property needing work. This is a view of our local market at that time, not a prediction for every London flat.
Our advice is to look beyond the asking price. Service charges, lease details, building insurance and the way the block is managed can all affect the cost of ownership. We share a client example involving an unexpected £5,000 excess after a water leak. It is one example, but it shows why buyers should understand the insurance terms and ask who makes decisions about the building.
A flat that needs updating may suit someone with the time, budget and appetite for a project. Another buyer may prefer a home that is ready to move into. The right choice depends on the person as well as the property.
